AFFORDABLE HOUSING


Affordable Housing schemes are progressing throughout the county. Houses have already been allocated in Kilkenny, Piltown, Fiddown, Graignamanagh and Urlingford.

Houses / apartments are under construction in private developments in the following areas:
Kilkenny environs, Thomastown, Graignamanagh, Knocktopher, Kilmacow, Fiddown and Abbeylands. Some are nearing completion.

These properties will become available in 2007.

If you have not already applied, you should do so without delay.

Applications already received are being processed at present and requests for further information, as well as details of houses / apartments available will be issued shortly.

HOW TO QUALIFY

Who is Eligible?
You need to be a first-time buyer (certain exceptions) and need to be in full-time employment.

Income Limits?
For Single Income Household - Gross Income cannot exceed €40,000 in last tax year.
Joint Income Household - Gross income cannot exceed €100,000 in last tax year (calculated by 2.5 times the income of the principle earner plus the income of the subsidiary earner).

Deposit Required?
5% of cost of property. Loan finance available for up to 95% of cost of property.

What Kind of Property Can I Buy?
Houses and apartments in private developments or provided directly by the local authority. Under the Affordable Housing Scheme properties are sold at a discount from their market values.

What is the Clawback?
If the property is resold in the first 10 years, you repay to the local authority a percentage of the sale price. This percentage is directly linked to the initial discount that you received when you purchased your home. The clawback varies from house to house. The amount payable to the local authority reduces each year after year 10. The clawback no longer applies after year 20.
